1. Building Survey

Building Surveys is similar to a ‘Health check' for buildings when buying a property; one should have a survey done before you enter into an Agreement. A Building Survey will save you money. If there are serious problems with the building, you can often re-negotiate the sale price of the property to offset the cost of remedial works that may be necessary – or a decision could be made not to buy the Property.

There may be problems in the property that would cost a huge amount to put right. A Building Surveyor will report on all parts of the property that are accessible. Inaccessible areas will not be inspected, and tests to the water supply or wiring are also not carried out but a Building Surveyor will comment on their condition.

When buying a property, you may have concerns over the building you're buying. Awd.Ltd Building surveyor will discuss your particular concerns in more detail and help you decide on type of survey that is suitable for you.

A Building Survey doesn't include a valuation, but if requested can provide this separately if required.

 

2. Stuctural Alterations

If you're interested in making structural changes to a property or carry out refurbishment or you think the property is affected by structural problem, awd.Ltd Building Surveyor will be able to advise you.

A Building Survey report is designed to help you make an informed decision and can offer reassurance.

A Building Survey is a comprehensive inspection of a property and is suitable for:

• Older defective properties
• Buildings under development or properties built in unusual way.
• Properties you plan to renovate or alter in any way.
• Properties that have had extensive alterations. 
• It examines all accessible parts of the property – and can include specific areas of concern.

A Structural Survey can include details of:

• Major and minor defects and what they could mean
• The possible cost of repairs
• The condition of damp-proofing, services and drainage (though drains aren't tested)
• Technical information on the construction of the property and materials used.
• Recommendations for any further special inspections.

 

3. Schedules of Condition & Dilapidation

The purpose of a schedule of condition is to record the existing condition of various elements of a Building at a particular moment in time.

•  Best carried out on a building at Pre Letting stage to agree on condition at commencement of lease.

•  Best carried out on an existing building prior to major development works being carried out on a section of the same building or on the adjoining site.

Our Building Surveyors will record the condition of a building before a tenancy in a pre-leasing building survey. A pre leasing condition survey can save a tenant from a large amount of claim. A pre leasing building survey report is a good evidence for a property owner making a claim on building damage or building defects.

The fundamental purpose of any schedule of dilapidations is to identify any alleged breaches of the repairing or other covenants, directly resulting in Building Internal or external repairs.

Best carried out at the end of a lease or lease termination.

4. Condition Survey & Building Maintenance Liabilit ies

A Building Condition surveys is usually carried out to a Building to determine maintenance liabilities by projecting elemental life expectancy of various elements of the building and future replacement or repair cost.

 

 

5.  Insurance Fire Assessment & Reinstatement Cost

Fire damage assesment to quantify extent of damage to Building fabric and fixtures & fittings.

This service is provided either as a separate activity or as part of a building survey.

 

The work involves measuring the buildings, including outbuildings, grounds and boundaries, car parks and service areas, and calculating the cost of reconstruction in the event of a fire.

The calculation includes a number of hidden costs such as demolition and site clearance, consultants fees for redesign, VAT where it is applicable, and is carried out in accordance with RICS Guidance Notes, and for more complex buildings from bespoke calculation.
