Building Design & Refurbishment

Awd.Ltd provides a full architectural design service in support of our refurbishment, and project management skills. We are able to help clients of all types of buildings with their development, refurbishment and alterations. These services encompass initial feasibility studies, development of a scheme with our clients, the preparation of plans and submissions to the Local Authority for Building permit ect.

Our Design work includes new-build projects, extensions and alterations to a wide variety of buildings, domestic and commercial, new and old .

Building Projects - "Full services" on a typical project involves the following stages:

Feasibility and Sketches - We discuss client requirements and budget, take basic measurements and produce sketches with alternative designs for your selection.

Scheme Design to Planning Stage - We take measurements in more detail and produce a set of drawings suitable for making a Building permit application. We make the application and deal with the local authority on clients behalf.

Working Drawings and Specification - We produce a set of working drawings and specification in sufficient detail to enable a contractor to construct the project. At this stage we make an application for Building Permit approval and deal with technical queries from the local authority and consulting engineers.

Tender Action - Drawings and specification are sent to a group of contractors (selected in consultation with client) to obtain competitive quotations. We report results to our client with a recommendation.

Site Monitoring - We make regular visits once the contractor is on site, to monitor the progress of the works, deal with technical queries and certify interim payments.

Final Account - Once work is completed we negotiate a final account with the contractor.

Co-ordination of design
We can provide an independent audit of the design (including the M&E design) at an early stage to identify potential clashes on site, saving time and money later on.
